- Assemble and manage professional development team
- Assist in securing required bonds/letters of credit
- Negotiate with adjacent communities
- Price and contract review with a minimum of three qualified contractors
- Oversee:
- Installation of public utilities
- Construction of public roadways
- Construction of storm water management facilities
- Design and construction of community amenities
- Control, manage and report project activities on a weekly/monthly basis
- Assist with the transfer/formation of common areas to HOAs
- Early and aggressive bond/letter of credit release program to ensure timely closure of project

- Research of the property to maximize value.

- Review of allowable/maximum use per zoning
- Water/sewer availability
- Electric, telephone, gas, cable availability
- Topography/earthwork issues
- Storm water management
- Sub-surface soils investigation

- Projected costs for project
- Projected revenue for project
