  • Assemble and manage professional development team
  • Assist in securing required bonds/letters of credit
  • Negotiate with adjacent communities
  • Price and contract review with a minimum of three qualified contractors
  • Oversee:
    •  Installation of public utilities
    • Construction of public roadways
    • Construction of storm water management facilities
    • Design and construction of community amenities
  • Control, manage and report project activities on a weekly/monthly basis
  • Assist with the transfer/formation of common areas to HOAs
  • Early and aggressive bond/letter of credit release program to ensure timely closure of project

Consulting – Project Feasibility

  • Research of the property to maximize value.
  • Analysis includes:
    • Review of allowable/maximum use per zoning
    • Water/sewer availability
    • Electric, telephone, gas, cable availability
    • Topography/earthwork issues
    • Storm water management
    • Sub-surface soils investigation
    • Environmental review
    • Projected costs for project
    • Projected revenue for project
